Before You Apply

01 · THE BASICS

Rental qualifications

At least one applicant must meet one or more of the following requirements:

• One year on your current job; and/or
• One year of verifiable rental or mortgage history; and/or
• Gross monthly income (before taxes) of at least three times the monthly rent.

02 · GET PREPARED

What you’ll need

Every applicant age 18 or older must complete an application and provide:

• A completed rental application
• A copy of a current driver’s license
• Copies of the two most recent pay stubs

Review begins once we receive the complete application and supporting documents.

03 · APPLICATION REVIEW

Screening & application fee

If your application meets the requirements, a non-refundable $40 fee per applicant is required for third-party tenant screening, including a background check and income and employment verification.

Applicants must not have violent convictions or numerous lawsuits for nonpayment of bills within the last three years.

For a future rental, begin with an inquiry. We can discuss the application and screening steps when a suitable home becomes available.

04 · YOUR PETS

Ask us about pets

Pets require approval and are permitted only at properties approved for pets. A non-refundable $250 pet fee applies to approved pets.

Additional animal restrictions are listed in our existing pet policy. Please review it and contact us about your pet before applying.

05 · NEXT STEPS

After approval

Once approved, you’ll arrange to pay the security deposit with certified funds and sign the lease. We’ll go over the next steps with you directly.
